Your Apartment Should Be Earning: Introducing Found Apartments
Own a shortlet, or a home that sits empty most of the year? Found Apartments puts it in front of vetted guests, keeps you in control of every booking, and charges nothing until you earn. Here's why I built it and how to get started.

Every week, someone tells me about an apartment that is costing them money instead of making it.
Sometimes it is a shortlet that fills up in December and sits empty in February. Sometimes it is a furnished flat bought for the children who now live abroad, or a place kept for visits to Abuja or Lagos that are becoming rarer. The service charge still comes, the generator still needs servicing, and the rooms stay quiet.
I built Found Apartments for those owners. It is our new shortlet platform on Found.ng, and today I want to invite you to list with us.
Why Found Apartments
Found Projects & Realty has spent years connecting Nigerians with property they can trust. Buyers and renters come to Found.ng because they expect the listings to be real and the people behind them to be accountable. Found Apartments brings that same standard to short stays.
That matters, because trust is the biggest problem in the shortlet market today. Guests worry that the apartment in the photos is not the one they will get. Owners worry about who is walking through their door. We built the platform to take both worries off the table.
For shortlet owners: what you get
Guests who are already looking. Found.ng already has an audience of people searching for property. Found Apartments puts your apartment in front of travellers, business visitors, families home for the holidays and people between homes, without you having to run your own marketing.
You approve every booking. Guests do not book instantly. They send a request for their dates, and you decide. You see who is asking before you accept, and requests you do not answer lapse automatically after 48 hours, so nothing stays hanging.
Payment comes to you. Once you confirm a stay, you collect payment from the guest directly. Your money never sits in someone else's account.
Your own host dashboard. Requests, confirmed stays, payments and commission are all in one place. You can see at a glance what is coming in this week and this month.
A live availability calendar. Confirmed stays block the dates automatically, so you are never double-booked. If you need the apartment for yourself or for maintenance, you can close those dates in a tap.
The "Vetted by Found" badge. Every host is checked before going live. That badge tells guests that a real, verified person stands behind the listing, and in this market that is often what turns a browser into a booking.
Clear pricing for guests. Your nightly rate, cleaning fee and VAT are shown upfront, so guests know exactly what they are paying. That means fewer arguments at check-in and more guests who arrive happy.
You only pay when you earn. There are no listing fees and no monthly subscription. Found charges a flat 25% commission on the value of completed bookings, before VAT. If the apartment does not earn, you pay nothing.
For owners of homes that are not in use
You do not need to run a shortlet business to benefit from Found Apartments.
If you own a furnished home that is empty for most of the year, it can work for you in the months you are not using it, and it stays yours for the months you are. Here is why that is worth considering.
Turn idle months into income. An apartment that earns even a few weeks a year can cover its own service charge, utilities and upkeep, and anything more is profit on an asset you already own.
An occupied home is a looked-after home. Empty apartments deteriorate. Plumbing goes unused, dust settles, small faults go unnoticed until they become big ones. Regular, vetted guests mean the property is aired, used and checked on.
You keep full control of your calendar. Coming home for Christmas? Block the dates. Family visiting in April? Block those too. Guests can only request the dates you leave open, and nothing is booked until you say yes.
No long-term commitment. A shortlet is not a tenancy. You are not handing over your home for a year. When you want the apartment back, it is yours.
You deal with verified people. Every host is vetted, every guest request comes through the platform with their details, and every booking is on record. That is a very different experience from handing your keys to a friend of a friend.
If your apartment is not quite guest-ready yet, talk to us anyway. Our team can tell you honestly what it would take.
How to get started
It takes about five minutes to apply.
- Apply. Create your host account at found.ng/host/register and tell us about your apartment.
- Get vetted. We verify your identity and your ownership of, or authority to let, the apartment. We may also arrange an inspection.
- Sign the agreement. You review and sign the listing agreement online. Everything is in writing, so you know exactly where you stand.
- Go live and accept bookings. Your listing appears on Found Apartments, guests request dates, and you confirm the stays that work for you.
You can read more about how hosting works at found.ng/host, or browse the apartments already live at found.ng/apartments.
A personal note
I started Found because I believe property in Nigeria should work harder for the people who own it, and that honest, well-run platforms can make that happen. An empty apartment is not just a missed opportunity for its owner. It is a room that a family, a professional or a visitor to the city could have enjoyed.
If you have a shortlet, or a home that spends more time locked than lived in, I would love to see it on Found Apartments.
Warm regards,
